  • AT&T getting major upgrade at the Discovery District

    ​​​​DALLAS – AT&T is spending $100 million to revamp its five-block office campus at Commerce and Akard Streets.The development, called the Discovery District, will provide a place for AT&T's 5,500 downtown workers to congregate. At the heart of the new downtown district will be an open plaza with a media wall, retail and restaurants, performance areas, trees, fountains, and a giant interactive sculpture. Visitors will find a food hall with 20 eateries and other restaurants.The 104-ft-tall media wall will wrap around the corner of a building at Akard and Jackson Streets​.There will be 65,000 sf of retail space, anchored​ by the Dallas Cowboys' 20,000-sf gym.AT&T worked with Gensler on the redevelopment.The project is more than half complete and will open later this year or early next year.   • AEW acquires 235K-sf Lanark Distribution Center

  • Home prices grow in SA housing market

    ​​​​SAN ANTONIO – After a record-setting May (over ​3,600 local home sales), June home sales dipped 8 percent over the month.Area home sales last month totaled 3,306, a 1 percent decrease year over year.Though homes sales have softened, home prices continue to grow. The average home price in June was up more than $10,000 from May and over $15,000 from last year.Of the homes sold last month, 62.5 percent were priced from $200,000 to $500,000. Thirty percent were priced below $200,000, while the remaining 7.5 percent were priced over $500,000.Bexar County continued to demonstrate its affordability compared with other counties in Texas with a median sales price of $229,000. In comparison, the median price was $400,000 in Travis County, $269,000 in Dallas County, and $242,000 in Harris County.     ​​​​​McKINNEY – Work will start next year on The Touchmark at Emerald Lake, an 80-acre senior-living community.The development will have 390 homes for retirees 55 and more.   • Foreign interest in U.S., Texas homes waning

    ​​​​WASHINGTON – U.S. home sales to foreign investors dropped in 2019 for the second year in a row, according to the National Association of Realtors' (NAR) Profile of International Transactions in U.S. Residential Real Estate report. Foreign interest in Texas also dropped from April 2018 to March 2019. Purchases in the Lone Star State fell from more than $18 billion in 2017 to around $8 billion this year.Despite the drop, Texas is still a top destination for foreign buyers, accounting for 10 percent of the total $77.9 billion in nationwide purchases.Only California and Florida had more sales to offshore buyers than Texas.In Texas, the largest number of international home buys were by Indian and Mexican buyers.National home sales volume to foreign buyers fell almost 50 percent from the high point of $150 billion in 2017.Nonresident foreign buyers accounted for $33.2 billion of U.S. existing-home sales, a 37 percent decline from the prior level of $53 billion. Resident foreign buyers purchased $44.7 billion of residential property, a 34 percent drop.Foreign buyers were able to buy 183,100 properties at a median price of $280,600.   • Texas unemployment breaks all-time low record . . . again

    ​​​​​​AUSTIN – After shattering the all-time low in May, Texas' unemployment rate hit 3.4 percent in June 2019. That's the lowest it has been since the Texas ​Workforce Commission began tracking the data in 1976. ​Last month marked the 110th consecutive month of annual nonfarm employment growth as 45,000​ seasonally adjusted positions were created.Texas employers​ have added 315,600 jobs over the year.​The Texas metro with the lowest nonseasonally adjusted unemployment rate was Midland at 2.1 percent. McAllen-Edinburg-Mission had the highest at 6.2 percent.The mining and logging industry saw the most seasonally adjusted growth in employment from June 2018 to June 2019, growing 6.3 percent.     ​​​​​​​​DALLAS – Four Rivers Capital has begun construction of Weir's Plaza, a 12-story office and retail building in the Knox-Henderson neighborhood.The project will have 250,000 sf of office space and 40,000 sf of retail space, 70 percent of which will be occupied by Weir's Furniture.
